House Rules
We welcome you to our beautiful home at Fairway Villas L3! The terms of our Rental Agreement are provided below and are intended to help you enjoy a safe & reliable stay. By booking this home, you are agreeing to these terms: • In order to book this property, you must be over 25 years old. • Quiet hours are strictly enforced from 10:00pm - 8:00am. Please help us maintain a peaceful environment for all by keeping music and/or excessive noise outdoors to a respectful minimum at all times. Parties / events, lack of decorum and disruptive noise are prohibited; If neighbors are disturbed, we reserve the right to ask the tenant to vacate the premises without refund. • No Smoking Policy - All properties are non-smoking or vaping. Violation will result in a damage liability of up to $2,500 for any discovered damage to furniture or any odors. • No pets allowed. If any sign of any pet is discovered, the Guest authorizes an additional charge of minimum $500 cleaning fee. • Occupancy Limits - The HOA permitted unit occupancy is a maximum of 6 persons. Children 2 years or older are counted in total occupancy. If occupancy is exceeded, Host reserves the right to deny access or to require all guests to vacate the premises without refund. • Community Pool and Hot Tub – Pool may be chemically serviced and cleaned regularly during your stay. Note: For safety reasons, Guests under 12 years are not permitted to use the hot tub. • Central A/C thermostat - To help us maintain an efficient and sustainable living space, we appreciate your cooperation in turning off the A/C when you leave the unit. Please note that the thermostat can be adjusted down to 74 degrees Fahrenheit, and may turn off if the lanai doors are left open. Thank you for your understanding and for helping us create a more sustainable environment. • Surveillance – There is no electronic video surveillance monitoring the interior of the home. There is a thermostat sensor that may detect motion and temperature in the living room. • Maintenance - We appreciate when Guests report any maintenance issues immediately. We will make every effort to repair any maintenance issue in a timely manner, and seek solutions to prioritize guest safety and comfort. • Insects - Bugs are a well known part of Hawaii life! While we do perform routine maintenance for pest control, you may occasionally see more insects depending on the season. Keeping the screen door closed and keeping food well-sealed will minimize insects entering the home. • Cancellations - Guest cancellation policy of the booking platform will apply. Should the property become unavailable due to circumstances beyond its control, Host reserves the right to change the reservation accommodation or refund the full balance. • Taxes - If not collected at the time of booking, Hawaii state and local taxes at current local rate may be requested prior to check-in. • Security Deposit / Incidentals - A deposit for incidentals may be required to hold a reservation. Guests will be held responsible for the cost of replacement and/or repair of items that are damaged and not attributable to normal wear and tear at the Host’s discretion, including, but not limited to: furnishings, landscaping, misuse of appliances, extra cleaning fees, or incidentals based on fee-schedule. No charges will be processed without prior written notice. • Check in/out - Occupancy outside standard check in/out times may be granted on pre approval basis only. Failure to abide by the check-in and check-out times will result in a fine (see Fee schedule) • Lost & Found - Our team will do our best to locate your lost items after check-out. We are not liable for any lost items. Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost. By booking this home, ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Please note: There will be painting done about the association January 27-February 18th, 2036 and work will be done on our lanai at L3 specifically between January 27th-February 3rd 2026, where our patio will likely be unusable for part or the entirety of time during that period.
